French Riviera property prices on the up

Following a tough year in 2009, the property market on the French Riviera strengthened over the past 12 months. According to a recent report by the National Association for French Real Estate Agencies (FNAIM), Cannes property prices increased by an average of 3% in 2010.  Antibes property rose by 3.3% and reports say that Nice property prices rose by 4% . This is great news for buyers and property owners alike.

The report which was published in the Nice Matin newspaper also mentioned the increase in the number of property transactions in 2010 which is a great indicator that the French Riviera property market  is improving.  Cote d`Azur property sales were up 24% for 2010 compared to 2009 in the Cannes area and the average transaction time (the time between the property coming on the market and the actual sale) was down to 87 days which is a great improvement on the 2009 figure of 120 days.

Home Hunts, the luxury French property specialist working throughout the South of France and Paris certainly noticed prices becoming more stable last year and predict a very busy year in 2011.  Director, Tim Swannie said “France, in general, has a relatively stable housing market and because of its fairly strict mortgage criteria, did not really suffer from the same sub-prime mortgage problems as many other countries”

The company has seen a sudden surge in viewing bookings for January and February, leading it to believe that the 2011 property market in France will outshine this year. Swannie went on to say “The French Riviera and St. Tropez had a relatively tough year in 2009 but we saw a real upturn in 2010 with clients mainly coming from the UK, the Benelux, Scandinavia, Switzerland and Russia with also some buyers from the Middle East and China. We have had a record start to 2011 and there seems to be a lot more optimism in the market, we are expecting a great year this year”

    Add value to your French Riviera Property

    When potential buyers arrive at your property, first impressions really count so it is important that the property looks as inviting as possible from the outside. Make sure the gardens are clean and tidy, repaint the gates and fences, perhaps repaint the external walls if necessary in a nice, neutral colour. Even small details such buying a new doormat can make a real difference. People want to buy a property that feels loved and inviting and properties with curb appeal will sell quicker. Research shows that only 10% of property purchasers can see past a house’s appearance to see the potential so as we have said –  first impressions are very important.

    2. Update your kitchen and/or bathrooms
    Quite simply, kitchens sell properties…. The kitchen is one of the most well-used rooms in the house and generally, a new kitchen will help to increase the value of your home and make it much more attractive to the average buyer.  Enlarging your kitchen (either by building an extension or using space from other rooms) could give you extra space to create a real feature in the home, however even small improvements to your kitchen (redecorating, changing cupboard doors and handles etc) can make a difference. 
    Modern bathrooms are also usually high on a buyers list so adding a new bathroom suite can certainly add value to the price of a house. Again, go for something neutral, such a timeless white suite. Adding an extra bathroom will also help to increase the value of your home, additional bathrooms are always popular in family-sized properties.

    3. Landscape the gardens or build a swimming pool
    A swimming pool is generally a “must have” for a villa on the French Riviera. We would recommend an in-ground pool with terraces and perhaps even a pool house and barbecue area. Owners spend so much of the year outside because of the wonderful weather in this region, the outside entertaining area is nearly as important as the accomodation. Having a pool will not only add value to your property but it will make the property easier to sell or let.
    Manicured gardens are also a big draw to a buyer. As we have said, the outside space is important so it can really pay to have an expert to plan your garden properly, create beautiful lawned and planted areas, terraces to sit out on, water features, childrens play areas, tennis courts, terraces and so on, the list goes on. Working with a landscape gardener does not have to cost a small fortune but can really help you to increase the value of your property.

    4. Create a home cinema or gym
    Like swimming pools, cinemas and gyms are increasingly desirable, particularly for villas on the French riviera. More and more buyers are interested in having the latest technology in their homes. People want state of the art sound systems, high end security systems, touch screen panels around the home and so on. Extras such as a home cinema can be crucial when it comes to choosing one house over another. Many properties in France have large cellar rooms which can sometimes be ideal for creating a home cinema or gym.     The mini floating Monaco….

    Interested in property for sale in Monaco? Perhaps you are also considering buying a megayacht at the same time? Well how about killing two birds with one stone…. British designers, Yacht Island Design have produced plans for a floating replica of the principality of Monaco!

    Its current project name is ”Streets Of Monaco” and as well as being one of the worlds largest yachts it also features scaled-down versions of Monacos` famous landmarks such as parts of the F1 circuit,  the world famous Monte Carlo Casino, Hotel de Paris, Cafe de Paris, La Rascasse, the Fairmont Hotel as well as swimming pools and tennis courts….. it really has to be seen to be believed and here for your eyes only is an artists impression of the project:


    For the uber-rich among us it would combine some of the delights of Monaco with unrivalled access to the ports of the world – as well as bragging rights as to owning the world’s most expensive personal yacht of course! The 500ft-long boat – expected to cost up to £700million even has a platform that holds smaller yachts in case prospective owners need something a little nippier to get around in.

    The designers have really thought of everything to appeal to all those monaco lovers out there including, incredibly, the Monaco Grand Prix-inspired go-kart track complete with tunnel complex which runs around the deck!

    But for the designers the centrepiece of the incredible ship is The Atrium, which links the upper and lower living areas. The Atrium has seven guest suites which all include their own reception room, bathroom, dressing room, bedroom and balcony. In total, Streets of Monaco’ would be capable of housing 16 guests and 70 crew and would cost the owner tens of millions to run each year.

    And the billionaire owner would get the benefit of the main apartment which is spread over three floors, sprawling an amazing 500m2 – the size of a luxury penthouse.

    The four-deck yacht will also have BBQ facilities dotted around the deck as well as a mini waterfall and cafe bar with underwater views. Now that the design has been completed, the only question remaining for Yacht Island Design is whether they can find a billionaire with enough spare change to turn it into a reality…… watch this space!

    1.     No Hasty Decisions – Don’t buy a French Riviera property on the back of a 2 week holiday in glorious sunshine and holiday euphoria. Is the property you are looking at equipped to keep you comfortable throughout the year? And the location? Before you even start to look seriously for your property then come and visit the region and really experience the lifestyle and culture on offer. Do your homework!

    2.   Avoid the language barrier –  The French can be credited with inventing bureaucracy and this can best be seen in action when you are buying a property. A little French can almost be more dangerous than none and the services of an English speaking estate agent or officially accredited translator are imperative to the successful purchase of your property.

    3. Save time and money by using a Property Search Company - In France it is quite usual to see the same property in the windows of several estate agents and at differing prices. It is also part of the selling game in France that advertised properties do not carry the address of the property and potential buyers will often find themselves visiting the same property with a different agent having already decided that this particular villa is not on their short list. Using the services of an English speaking Property Search company will save you time and money. Generally the services are free of charge to the buyer and you will be able to work with the property consultant, in your language to ensure that you are only visiting properties that meet your criteria.     French Property to renovate – Mortgage advice

    SOME WORDS OF ADVICE FROM ELLISIUMS MORTGAGE PARTNER – THE SPECTRUM GROUP

    I am currently considering buying a property on the French Riviera and I would like to renovate it. I have the money available to buy the French property and complete the work, but I would also like to know what the options are for French mortgages?

    The thought of renovating a property in France is very popular with those who have some time available and are looking to purchase a French property and increase the value of their home.

    Firstly, financing a project such as this using a French mortgage is achievable. There are a few points to be aware of however, Here are the three options available to you:

    - Using a purchase and renovation mortgage to fully finance the purchase of the property and renovation.

    - Using a mortgage to purchase the property and then paying for renovation works yourself. This is only possible if the property is in a habitable state when purchased and/or you have the available funds.

    - Buying the property and paying for the renovations in cash and then arranging an equity release French mortgage at a later stage. However, the maximum loan to value will be lower with this option plus the interest rate higher and it’s less tax efficient from a wealth tax perspective (assuming it is a high value property)

    If you are looking to finance the renovation with a French mortgage, the work needs to be carried out by qualified and French registered builders. This will ensure that the work is completed to a certain standard in the eyes of the lender.

    The  benefit to using these qualified contractors is that they will have to have comprehensive insurance to cover all of their work. Quite often it pays to have a French architect or building company to oversee the works to a high standard.

    When applying for a purchase and renovation mortgage (or renovation mortgage on its own), you will need to submit quotes from the contractors who will be carrying out the work. Once the mortgage is approved, the funds will then be released directly to the French building company by  lender.
